Housesitter Insurance: What You Actually Need

If you're doing paid housesitting, insurance comes up quickly. Here's a straightforward breakdown.

Platform insurance vs independent insurance

On free-exchange platforms

THS, Nomador – usually some form of included coverage. Check the fine print; it varies and often has gaps. See our in-depth guide to the insurance gap for what's typically missing.

For paid work outside platforms

You're operating independently. That means arranging your own cover.

What housesitters typically need

Public liability insurance

Covers claims from third parties – e.g., someone trips over the dog lead, or the dog bites a visitor.

Typical cover: £1-5 millionCost: £50-150/year

Care, custody & control

Standard public liability often excludes property “in your care, custody, or control” – which is basically everything when you're housesitting.

You need a policy that explicitly covers:

  • • Pets in your care (injury, illness, escape)
  • • Property you're responsible for (accidental damage)
  • • Keys (loss, theft, locksmith costs)

This is the tricky bit. Not all policies include it. Always check.

Where to look (UK & Europe)

UK-based sitters

Pet Business Insurance

Designed for pet professionals. Includes public liability and care custody & control. Around £80-200/year.

Cliverton / Protectivity

Pet sitting and dog walking policies. Can be adapted for housesitting. Check the small print.

Europe-wide

Most policies are country-specific, which is challenging for nomadic sitters.

We're actively exploring partnerships for pan-European coverage. No promises yet – insurance is complicated – but it's on the roadmap.
